A good morning of damp diagnosis work with Adair Paxton Chartered Surveyors of Leeds, West Yorkshire, last week. Bruce Collinson FRICS heads a team of surveyors managing a huge selection of properties across Leeds.
Damp and mould problems crop up of course and Bruce asked us to spend some time with his team, to pass on tips and demonstrate the finer points of damp diagnosis.
Our MD Bryan Hindle CSSW CSRT took along his collection of advanced kit including damp meters, hygrometers, infra-red thermometer and our extensive presentation of real on-site case studies from all over Yorkshire and the North.
The basics of how the internal environment distributes and absorbs moisture were covered, as was moisture production by occupants, before getting into the detail on dew points, relative humidity, vapour pressures and temperature variation.
With over 30 years daily experience of dealing with damp and mould issues, Bryan is able to bring the subject to life and the surveyors were soon asking lots of questions and telling their own anecdotes from buildings they’d found themselves in.
Psychrometrics sound stuffy, but the event proved a great success because Bryan’s enthusiasm and the effort he puts into getting the message across comes naturally and he enjoys showing everyone, that damp diagnosis is not rocket science.
Bryan always has a talk or CPD booked in his diary …“The best thing is when I see delegates lean forward and suddenly, they get it! I know that I’ve change someone’s mind or opened it, it’s great seeing that spark”.
